For a vast majority of buyers cash purchase of a home is out of reach. Most buyers need a mortgage.
Incidentally, stating from my past 20+years' experience in real estate sales, most buyers (and many sellers) have very little knowledge of this very special part of real estate transactions! Here's the good news. A 'major Canadian bank' is a good and safe way to get started. Ask for a 'Mortgage Specialist'. The job of 'Mortgage Specialists' is mortgages (and not bank administration, or setting up chequing and savings accounts). Mortgage specialists will try to get you a good mortgage - and that, by the way, is not just a 'low-interest mortgage' (where you end up paying substantially more in the long run, or, like in the U.S., lose everything). I usually have a list of people that have done various types of work for me or my clients. The list includes movers, plumbers, electricians, carpenters, drywallers, and other miscellanous trades. Unless I am satisfied that they are good in their job, are trust worthy and charge reasonably, I won't recommend them.
